Pre-construction condition reports alongside infrastructure works
ABS have extensive experience in providing pre-construction, inter-construction as well as post-construction condition reports for buildings that are within a prescribed radius of either infrastructure works or where there is a building expansion project underway. Council consent conditions will require that these pre-construction surveys are undertaken in case any vibration related damage occurs to adjacent properties during the course of the work, and they are required to be paid for by the developers. ABS are able to attend to the surveys at short notice, and produce the reports within short timeframes at extremely competitive rates.
Timber Sampling and Timber Framing Replacement Identification
ABS is very experienced in assisting construction contractors with identifying which timber framing requires replacement during repairs or recladding works, and also in treating the remaining framing properly. ABS will document the entire process and provide reports that can be provided to the council as part of the quality assessment process that is required for every re-cladding project.
Building Condition Assessments
ABS will survey all buildings on your property in order to assist you with your maintenance budgeting, and can produce a 10 year maintenance plan if required to detail during which timeframe which maintenance items should be carried out in order to achieve the best durability and to maintain the values of the buildings. For buildings that have difficult to access roofs ABS use a drone, so there will be no area that is not able to be viewed.
